Many of my clients (and many vendors I know) because to know how the value of French property is calculated. However, this is not an easy question to answer because there is no agreed method or establishing criteria to assess the property here and there are also different measures used in different regions. The outdated method, still used most of the time (along with other factors), is to use the price by calculating square meters, but although it can work relatively well in cities, it is much less proplico tends to use a mixture of calculations, comparisons and professional or local knowledge to obtain a value.

Some of the most important criteria used here in southwest Rural France to assess a property are:

Is it a popular or prosperous area or an area that is on demand?

Situation and environment

Quiet or on a way? Private or overlooked?

A property with a mountain view is worth more than one; You can add between 5-20% per square meter

Easy access to the highway, to the airport, to Toulouse and the skiing stations

Looking south or north? A south-oriented property is worth 3-5% more per square meter than a house oriented to the north

All my agents tell me that a photo on their website of a classic, beautiful and French house with blue blinds will get more viewed than all other properties

Particularly a good amount of rooms and bathrooms and some type of accommodation for guests

Large living spaces and kitchens add value as well as a good flow, while the rooms where you have to walk through one to reach another will decrease the value

Does the kitchen lead to an excellent outside terrace? Are there good external seat areas? Mature trees? Easy to maintain but beautiful garden? Nice views

These have a lot of demand in southwest France and add between 5-20% to the property value

Is it a well -built and solid stone house?

Have you renewed the leg professional or did you have the doubtful treatment of DIY?

Of the roof, carpentry, floors, kitchen, bathrooms

These add value if there is the possibility of converting them into accommodation, but reduces the value if they need a lot of work and money expense on the subject and are not very much.

Quantity and quality of land

There is a price established by agricultural lands that will be added to the property. However, then there is a premium for certain criteria related to the Earth, for example, if it is flat, if there are forests, if surrounded, if there is water and if the earth is a property attack (in France of a house it is sold with that), the data are)))

If it is the type and style of property in demand, the price will be more. For example, in this region, a Maison de Maître It is generally worth more than a field of a similar size and condition, but an isolated mountain barn in its own land is worth more than a small house in the village, even if the barn needs renewal. And a house in a town that has a bakery or store, or the school will be worth more than a very similar house in a town without facilities

You have only Recently Started to influence the Value of A Property in Line With The Increase in Energy Prices So It is Still Early Days To Say By What Percentage to Good Energy Score Will Affect The Value of A House In Flow, A As -as -to -Cool Wheter Wheter Bugerly Buerterly Buty Butely Buty Bugerly Buerterly Butyes Buerterly Buerterly Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyes Butyyes Butyyes butyyes butyyes butyyes butyyes butyyes butyyes butyyes butyyes butyyes butyyes butyyes butyyes butyyes butyy butyyes butyyes butyyes butyyes butyyes allow a property in terms of potential invoices or the work required to improve the energy score

Presentation and maintenance

A well presented house, well maintained and clean will generally be given a higher assessment than an almost identical house is dirty and not loved because they know that buyers cannot see through the disaster or finger

Therefore, As with so many things, there is no definitive answer about how much a property is really worth, nor is there a clear science behind an assessment. There are many criteria that an agent will take into account when evaluating and assessing a property, but will simply be reduced to the experience and knowledge of the market and the intestine, which means that two agents could come with very different estimates.

That said, it is strange to see a house that has a price wildly, unless it is sold in private, which is another completely different matter; We all think our house is worth more than really! And measures used in other countries, such as having spent X on renewal, so he adds this number to what he bought if it is more, it simply does not work in rural France.

As always, the most important criteria that a buyer must use when seeing a French property is whether he feels that the house is the price for you and if you sacrifice a good value in terms of what you are looking to recover from it in the quality of life. Fortunately, I see hundreds of houses every year, so I can generally say it while I enter a house if the price is correct, which does not mean that a house with an excessive price will not be sold, since the value for each person is different.
